How to read this

Ten clicks on an ad for “roof leak repair near me” cost about $243, whether or not anyone calls. The same search answered by your own page in the organic results or the map pack costs nothing per click. That gap is the whole case for roofing SEO: you pay once to fix what is holding your pages back instead of paying Google for every visitor, and a page that ranks keeps working long after the fix is done.

Two things stand out. Commercial roofing searches cost the most per click, often $30 to $40, because a flat or metal roof on a warehouse is a large job. And almost every search names a service, a roof type or a place. Nobody types “roofer” and stops. That is why the work below is built around a page per service and a page per town.

Where most roofing websites lose before SEO starts

We ran 342 US roofing company homepages through Google PageSpeed Insights on a mobile connection on 13 September 2026, and read each one's code for schema, a form and a phone link. These are the basics roofing website SEO is built on.

roofing homepages carried no structured data at all, so search engines had to guess what the business does and where.

Why this matters for SEO

Rankings bring a visitor to the page, and the page has to do the rest. A roofing site that takes 9.2 seconds to show anything on a phone, has no tap-to-call and no inspection form will waste most of the traffic a ranking sends it. So these are the first things our audit checks.

Google says it ranks local results on relevance, distance and prominence, and that reviews and links to your site both feed prominence. Distance is where your business is, and nobody can change it for you. Relevance and prominence are what the work above improves: pages and a profile that describe exactly what you do and where, and a review link that makes asking for reviews easy.

How long before it works?

Speed, schema and profile fixes are often picked up within weeks. Rankings for competitive roofing searches usually take several months to climb, and longer in a big metro or on a domain Google has barely seen. Anyone who quotes you a fixed date for page one is guessing. Google’s own guidance on hiring an SEO says it plainly: no one can guarantee a number one ranking.

Storm markets add one more rule. Pages about hail, wind and leak damage need to be live and indexed before the season starts in your area, because the searches arrive the morning after the weather, not weeks later. If those pages are missing, the audit says so.

How our roofing SEO pricing compares

Most agencies ranking for this search sell roofing SEO as a monthly retainer. Among those that publish a price, Skill Mammoth lists plans at $350, $750 and $1,500 a month, and Hook Agency lists local SEO from $2,800 a month. Most of the others quote only after a sales call. Common mistakes

What stops a roofing company from ranking?

Six problems we see again and again on roofing websites and profiles, and each one quietly holds a company below competitors who do less roofing and better SEO. Every one of them can be checked in a few minutes, and most cost nothing to fix.

One page for every service

A single "Services" page listing repair, replacement, gutters and storm work cannot rank properly for any of them. Search engines match a search to a page, and a page about five things is a weak match for each one. Splitting it into separate service pages is usually the first recommendation in our audit.

Copied town pages

The same page with a different town name is thin content. It tends to rank nowhere, and a batch of them can hold down the pages that are good. Each town page has to earn its place by saying something true about that town: the jobs done there, common roof types and response time.

A profile nobody touches

Old photos, missing services and no recent reviews on your Google Business Profile give the map pack little reason to show you. It also tells the homeowner comparing three roofers that nobody is minding the shop. Current services, new job photos and a steady trickle of reviews fix most of it.

Details that disagree

Your name, address and phone number (NAP) written three different ways across Google, Yelp, BBB and Angi. Search engines cannot be sure the listings are the same business, and homeowners notice an old number. Consistent listings are one of the cheapest fixes there is, and one of the most skipped.

A slow site on a phone

Most roofing searches happen on phones. A page that takes nine seconds to show anything loses the visitor before the phone number appears, however well it ranks. Google sets 2.5 seconds as the target for the main content, and only nine of the 342 roofing sites we measured met it.

Measuring traffic, not calls

Visits from people in another state feel like progress on a chart and pay nothing. Count calls and inspection requests from your own service area instead, and judge every page by whether it brings them. If an agency reports only traffic and rankings, ask for the calls.

Reviews deserve their own line

BrightLocal’s 2026 survey found 97% of consumers read reviews for local businesses and 74% look for reviews from the last three months. A roofer with plenty of old reviews and nothing recent looks, to a homeowner, like a roofer who may have stopped trading. If it has one page for everything, fix the site first, because SEO cannot rank pages that do not exist. Google treats a page as fast on three measures. Largest Contentful Paint under 2.5 seconds, Interaction to Next Paint under 200 milliseconds, and Cumulative Layout Shift under 0.1. All three are read at the 75th percentile of real page loads.

Schema.org publishes a RoofingContractor type. It inherits from HomeAndConstructionBusiness, which sits under LocalBusiness, so it carries every LocalBusiness property including service area and opening hours.
